STORAGE OF RESIDUES AND DANGEROUS PRODUCTS


  • A storage area for dangerous residue must be constructed and maintained in conformance to the applicable legislation

  • The storage zones in which liquids are kept must have tanks and recollection channels that are able to absorb any spills. Furthermore, they should contain material that has the capacity to absorb spills

  • Access to the storage facility should be denied to anyone that is not authorized so therefore, the access control must be safeguarded



WATER DRAINAGE SYSTEM


  • It should be cleaned at least once a month and this includes the removal of obstruction

  • Partial or total connections of the water drainage system to the septic system are not permitted under any circumstance (this could provoke economic sanctions imposed by governmental authorities


GENERAL CLEANING


  • 100% of the residue wastes that are generated by the production services or in the maintenance of the industrial operation of the plant must be removed and deposited according to the Environmental Legislation that is applicable

  • The visual image of the plant cannot be altered. It is only permitted to carry out adjustments according to the regulations of the park and to current Environmental Legislation


OFFICE FINISHINGS


  • Offices must be maintained clean and painted

  • Wallpaper and curtains must be repaired and/or replaced with products of the same quality and appearance and shall be authorized by the lessee

  • Carpets must be maintained clean, free of dust, oils, paints, and odors

  • Air conditioning vents, light switches, and contacts that are damaged during the installation of telephones or in the repair of lamps, etc., must be replaced

  • Doors, offices, pillars, support bearings, frames, cafeteria equipment and furnishings and the kitchenette must receive maintenance with special polishes for wood and different types of finishing and must be repaired at least once a year


EXTERIOR FINISHINGS


  • Exterior paint and the porosity of the exterior finishing of the original design must be respected and maintained; the molding, brick exteriors, facades, paving stone, and columns should be cleaned with effective products for that function and damaged pieces must be replaced with others of the same quality


FIRE ALARM SYSTEM (IF THE BUILDING HAS ONE)

  • Tests should be carried out at the starting up of the electric pumps and of the diesel motors and recorded in a log book

  • The correct functioning should be inspected of the: exterior hydrants, hoses, wall hydrants, smoke detectors, and temperature/heat sensors according to the specifications of the supplier

  • In the interior lines of the fire alarm system, the rusted areas must be located and repainted

  • The maintenance program and the procedures carried out must comply with the established norms of the NFPA ( National Fire Protection Association)


MANTENANCE OF LAMPPOSTS


  • The acrylic screen must be changed at least every two years.

  • The fluorescent lamps must be changed during a life period of 15,000-20,000 hours

  • The ballasts must be inspected to verify their correct functioning


EXTERIOR LAMPPOSTS


  • The correct functioning of the floor and wall lamps

  • Lamps and other sources of light should be inspected, given maintenance, and repaired, as well as the inspection chambers, exterior panels, flying buttresses, and any other foreign object from the same (trash, nests, etc.)

VAPORIZER



  • Cleaning and adjustment of the motors, blades, ball bearings

  • Cleaning of the coil

  • Cleaning of the speakers

  • Changing filters and cleaning of the same

  • Adjustment, leveling, and cleaning of the vaporizer tray

  • Adjustment and repair of the drain pipes

  • Coil alignment

  • Cleaning and adjustment of the electrical resistance load bank

  • Changing of the damaged components

  • Condition of the filters

  • Cleaning of the coil and inspection of the condition of the thin sheets

  • Installation of the vaporizer

  • Inspect the functioning of the expansion valves

  • Vaporizer tray

  • Drain pipes from the tray

  • Motors, blades, and ball bearings

  • Inspection of the electrical resistance load bank for heating




CONDENSER

  • Working pressure of the equipment

  • General Condition of operation, voltage, temp. etc.)

  • Eliminate excess vibration

  • Cleaning of the coils

  • Tighten the terminals

  • Adequate amount of refrigerant

  • Changing of damaged components

  • Ventilation

  • Cleaning of coils

  • Inspection of the condenser’s thin sheets

  • Seals of the electric boxes

  • Operation of the motors and compressors

  • Electrical connections

  • Adequate amount of refrigerant

ELECTRIC PANEL

  • Tighten the terminals

  • Clean with dielectric components

  • Change damaged components

  • Electrical connections

  • Adequate operation of all the components

  • Circuit interrupters, contacts

  • Attachment and seal of cabinet
