Population Characteristics

In June 2011, the estimated resident population (ERP) of the Southern Adelaide ESA was 352,648, representing a 0.8 per cent increase compared to a year earlier. The Southern Adelaide ESA is the second highest populated ESA in the state. Over the five years to June 2011, the ESA’s population grew by 5.3 per cent, which was just below the growth rate for South Australia as a whole over the same period (5.6 per cent). The Southern Adelaide ESA comprised 21.3 per cent of the state’s total population in June 2011. (Source: ABS Catalogue 3218.0, Regional Population Growth, Australia, 2010-11.)


ABS Census data show that there were 3,513 indigenous persons living in the Southern Adelaide ESA in August 2011. This represented 1.0 per cent of the local population, and 11.6 per cent of the State’s total indigenous population. Southern Adelaide ESA has the third highest indigenous population in the State.

Educational Attainment

ABS 2006 Census data show that almost 42 per cent of persons aged 15+ in the Southern Adelaide ESA held a non-school qualification, compared to 37 per cent for South Australia as a whole.

Recent Industry Developments – Southern Adelaide





  • The Stamford Grand Hotel at Glenelg is undergoing a $10 million upgrade, including a new outdoor dining area, reconfigured entrance, and new ground-floor shops and cafe. (The Guardian Messenger, 20 June 2012)




  • Adelaide-based property group Taplin plans to build a $9 million high-end apartment complex on the esplanade at Glenelg. (The Advertiser, SA Business Journal, 29 may 2012)




  • The Southern Adelaide Economic Development Board and the Onkaparinga and Marion Councils have released the Southern Adelaide Development Plan. The plan includes a number of strategies to boost employment and lower the region’s unemployment rate, including creating high-end industrial precincts, developing the region’s tourism and hospitality industries and targeting growth areas such as clean technologies. The plan aims to create 14,000 jobs over the next decade and reduce the region’s unemployment rate to either match or better the national average. (Southern Times Messenger, 23 May 2012)




  • Developer Andrew Taplin has announced plans to build a $20 million seven-screen cinema at Glenelg. It is intended that the cinema be completed by late 2013, subject to regulatory approvals. (The Guardian Messenger, 28 March 2012)




  • The SA Government has released a master plan for the former Mitsubishi site at Tonsley Park. The area will become a town centre with retail outlets and accommodation for 1500 residents within two decades. According to the government, the plan will create 6300 jobs through $1 billion of private investment. The site will also be home to a new TAFE facility and an advanced manufacturing centre. (ABC News website, 20 March 2012)




  • A new $4 million waste management facility will be built in the southern suburbs. The project is a 50/50 joint venture between Integrated Waste Services and the Southern Region Waste Resource Authority (SRWA), and will replace SRWA’s existing facility at Pedler Ck near Mclaren Vale. At least 10 new jobs will be created initially, with potential for further growth as the facility expands. (The Advertiser, SA Business Journal, 6 March 2012)




  • The US wine company Jackson Family Wines recently purchased Clarendon’s Hickinbotham Vineyard which is expected to create nearly 20 local jobs. (Southern Times Messenger, 8 February 2012)




  • Onkaparinga Council has signed-off on a development plan for the Noarlunga Centre, including 3000 new homes, comprising townhouses, terrace homes and apartments. The Noarlunga Transit Oriented Development (TOD) will cater for an extra 10,000 people living and working in the area within 30 years. The plan has been submitted to the state government for approval. (Southern Times Messenger, 11 January 2012)




  • Fairmont Homes has begun work on its Seaford Heights housing development at McLaren Vale. The project comprises 1300 homes on 77 hectares of land. (The Advertiser, 11 January 2012)




  • Work on a $49.3 million re-development of the Repatriation General Hospital at Daw Park is scheduled to start later this month. Work includes 120 additional beds, a training and research unit and additional consulting rooms. The project is due for completion in mid-2013. (Guardian Messenger, 16 November 2011)




  • Onkaparinga Council has approved construction of a $20 million Bunnings warehouse at Seaford. The outlet will be built on a 2.75ha site on the corner of Main South and Seaford roads. (Southern Times Messenger, 14 September 2011)




  • The state government has scrapped the Darlington interchange component of the Southern Expressway Duplication project. Around $75 million was allocated toward the interchange, but the money will now be used to fund the expressway duplication, the total cost of which is unchanged at $445 million. (The Advertiser, 23 August 2011)




  • The first desalinated water from the $1.8bn Adelaide Desalination Plant should be pumped to the Happy Valley reservoir within weeks. (The Advertiser, 1 August 2011)
